The Community of Channelside

Channelside is a thirteen lot subdivision. 11 lots have been sold; 2 are still available. The land slopes down to a channel built a few decades ago specifically for the use of boaters. Though the main channel of the Connecticut River is within sight, in fact many lots have views of the river, the anchorage is protected and out of the way of wakes and wind driven seas. The land appears ledge free, boasts deep top-soils, and the elevation of the land protects it from high waters.

Each lot is different. Some parcels at the top of the property are level, making building remarkably easy. Others have a slope, affording the possibility of walkout lower levels and dramatic water views. All have easy access to the shared twenty-foot wide open space area that runs along the more than 600 feet of bulkhead.

The Channelside Homeowner’s Association is well along in the process of getting permits for an engineered docking system for the common space along the water.
