The Neighborhood of Channelside

Over 600 feet of water frontage along a Connecticut River channel in Old Saybrook, CT will be owned in common by the Homeowners' Association. A 20' wide strip of land along this waterfront will be common area.

The Channelside Homeowner's Association is currently in the process of getting an engineered docking system approved.

Each homeowner will have direct access to the waterfront either from their own front yard or from a common pathway leading down to the water.

All lots have city water and underground utilities

Engineered septic systems will be required on each lot.

Lots may be purchased as be purchased as land or with contract to build with Sapia Builders, LLC. If you would like to use your own builder, Channelside, LLC reserves the right of architectural review.

Minimum square footage: 1,800 square feet for a one level home and 2,000 square feet for a two level home.
